Aedas was the masterplanner and architect for this mixed-use project on the shore of the Caspian Sea. The scheme divides a total of 915,135 sq.m. into seven distinct zones for hotel, residential, educational, retail, leisure and entertainment developments. The Aedas design became known as the ‘mosaic scheme’, with its most distinctive features comprising a series of east to west ‘fractured’ building lines which intersect with north-south ‘interventions’.
The latter include:
- The Canyon: A fractured cut through the fabric of the buildings which contains pedestrianised boulevards.
- The buildings: These take on the form of a series of geometrically skewed ‘chips’ or ‘strokes’ in an east-west direction.
- The towers: These are dynamically planned, positioned and formed to emphasis movement through the site.
- Building height: Buildings gain height as they approach the sea.
The scheme generates an interesting and unique urban environment which will attract international and local purchasers alike.
