Located in south-east England, Aedas’ masterplan applies a sensitive and sustainable eco-systemic approach to the redevelopment of an existing brownfield site.

The existing historic context, the site’s exceptional landscape characteristics and complex planning matters were of paramount consideration during the design process. Responsible socio-economic design principles, such as achieving a suitable mix of uses and the interaction of the proposed scheme with neighbouring communities, were also key design drivers.

The built typology includes a large residential component together with a business campus, hotel, community, education and leisure facilities. In the aim of making this site a role model for sustainable and responsible design in the UK, the proposals ensured that future statutory sustainability requirements could be incorporated into the scheme.
