BPTP Downtown 66

Gurugram / India

BPTP Downtown 66 is a luxury residential condominium in Gurugram with an avant-garde architectural identity steeped in 2 deep-rooted Indian traditions: the geometric terracing of ancient stepwells and the intricate patterning of woven textiles. The stepwell’s layered geometry informs the overall massing, producing an elevation that feels simultaneously natural and rigorously architectural.

Across the facade, a language derived from traditional fabric weaving introduces rhythm and ornamental depth, forging a tangible connection between the building and the cultural history of its setting.

Tower placement was studied carefully to maximise privacy, acoustic separation from surrounding roads, and access to views, while achieving an orientation that supports a passive, low-energy approach to sustainability throughout.

The development offers 3 and 3.5 BHK units alongside exclusive multi-storey penthouses with private pools and terraces. Large glass panels, integrated planters, and generous balconies characterise the exterior, extending living space outward and mediating seamless living interior comfort and the outdoor spaces.
